For most homeowners in Cornwall, the answer is no. Garden offices typically fall under permitted development rights, provided they meet certain conditions.

Key permitted development conditions:

  • Single-storey construction with eaves height under 2.5m

  • Maximum height of 3m (or 4m for a dual-pitched roof)

  • Located behind the principal elevation of the main house

  • Not covering more than 50% of the garden area

  • Purely incidental use (not primary sleeping accommodation)

Some restrictions apply in specific circumstances. Properties in conservation areas, Areas of Outstanding Natural Beauty (AONBs), listed buildings, or homes affected by Article 4 directions may lose some or all permitted development rights. Certain locations around St Ives, Truro, Falmouth, Newquay, St Austell, and other conservation areas may involve additional planning considerations.

Following an initial consultation, we'll discuss your requirements and provide a clear, fixed-price quotation with no hidden costs.

  • Most standard installations are completed in around four to five days on site. From order to installation, the typical timeline is 8 to 16 weeks, depending on size and specification.

  • Yes. All Phase garden units are fully insulated with double glazing and integrated heating options for genuine comfort throughout the year. Working through a Cornish winter is genuinely comfortable.

  • Yes. Our larger units such as Studhla have the space to include a small kitchenette, WC, or shower with appropriate plumbing and drainage. This requires water supply and drainage connections, which we'll plan into the build.

  • Yes, when built to a high standard like Phase cabins. A professionally designed and installed garden office adds functional living space and can make your home more attractive to future buyers, particularly given the growth in remote working.
